What Is Median Home Value?

Census ACS 5-Year estimates

The American Community Survey (ACS) collects self-reported home value estimates from homeowners. The 5-Year estimates combine 60 months of data for more reliable figures, especially in smaller geographies.

Self-reported, not appraised

ACS home values are based on homeowner responses to “about how much do you think this property would sell for if it were for sale today?” They reflect perceived market value, which may differ from appraised or transaction values.

Granular geography

The ACS publishes these down to the county, city, and ZIP level, so you can line up one neighborhood against the next.

For property managers

Median home value gives you a quick rent-to-value read on a market, which is handy when you are weighing an acquisition or trying to guess where rents might head next.
